Planning Permission relates to where and what you build.
Building Regulations relate to how a building is built, usually to the same specification and cost as a new house or extension.
Planning Applications can be made directly through your Local Authority Planning Department or through an Architect or an Agent. Using a professional is often a great idea as they usually have good contacts within these departments who could help guide a successful application through.
*In years past it was possible to ring your Local Authority and get an answer to a simple question ‘Do I need Planning Permission or not?’.
This has been replaced with a Certificate of Lawful Development (CLD). You complete an application and pay a small fee. Your Local Authority will come back with a Yes or Confirmation that you do not. CLD’s are recommended when you are unsure and provide invaluable evidence should you sell your property.

Consider wall thicknesses when calculating an internal floor area. Poorly insulated buildings may have more floor area but at the cost of thinner, less insulated walls.
Some rules are down to regional and individual’s ‘interpretations’ so may vary.

Consider uneven ground when calculating building heights. Clearing and leveling a site before a build can result in lowering your building.
